27 DAYS ON MARKET. 100.5% SALE-TO-LIST. 44% SOLD ABOVE ASKING.
That’s Bucks County right now. Here’s what’s behind the numbers.
Prices have stopped climbing. They haven’t dropped either.
The median sale price in Bucks County is $528,232, down 0.33% from a year ago. That’s a rounding error. After the run-up of the last few years, the county has settled into a plateau.
Homes are still moving.
The typical Bucks County home goes under agreement in 27 days, one day slower than last year. Buyers closed on 701 homes, up 4.6% year over year. More deals are getting done at a steady pace.
Pricing is still decided at the negotiating table.
Homes are selling for 100.5% of list price on average, and 44.2% of them sold above asking. Both figures are a touch softer than a year ago (down 0.23 and 0.42 points), but a home priced right is still pulling full-price offers, and sometimes more.
The takeaway.
Flat prices, a 27-day clock, and close to half of sales going over list tell you where leverage sits: with the home that’s priced correctly from day one. Overprice it and you give up the first weeks, which is when the most buyers are looking. Price it with intention and the data says you have a real shot at asking or better.
