291 HOMES AT $10 MILLION OR MORE. THAT’S WHERE
MIAMI-DADE IS HEADED THIS YEAR.
Through August, the county had already logged 194 sales of $10 million or higher — a 14.1% jump over the entire 170-sale total from all of 2025, according to MIAMI Realtors + RWorld data released September 16. At that pace, Miami-Dade is on track to close 2026 with roughly 291 nine- and ten-figure closings, blowing past the previous record of 230 set during the 2021 pandemic buying surge. South Florida is now averaging close to one $10 million home sale a day.
The rest of the market is moving too. Miami-Dade’s single-family median sale price climbed to $680,000 in August, up 4% year-over-year, even as closed sales dipped slightly to 858 homes. The bigger story is supply: active inventory fell 19% year-over-year to 4,330 homes, and months of supply dropped 23% — the county’s housing stock is thinning out faster than buyers are stepping back.
Homes are also moving faster. Days on market fell 22% year-over-year countywide. Put those numbers together — rising prices, shrinking inventory, faster sales — and you get a market where hesitation costs money, whether you’re closing a $680K single-family or a $10 million waterfront estate.
We’ve had a front-row seat to this from our Naples office, and we’re seeing the same acceleration up the coast in Miami-Dade. Wealth migration to South Florida hasn’t slowed, and with no state income tax and inventory this tight, we don’t expect it to.
