Bucks County: The Supply Squeeze Is Real

Fewer than 955 detached homes are currently available across Bucks and Montgomery County combined — for a region of 1.7 million people. That’s not a slow season. That’s a structural shortage.

  • Median sale price: $538,000, up 7.5% year-over-year
  • Homes selling in 21 days on average
  • 567 homes sold in May 2026, up 6.2% from May 2025
  • Doylestown Township, Warminster, and Abington leading six-month price growth


Well-priced homes in strong school districts are getting offers in 7–14 days. Overpriced ones are sitting — and then getting cut. The sellers winning right now aren’t the ones asking for 2022 comps. They’re the ones pricing to today’s data and letting the shortage do the rest of the work.

Naples: Luxury Buyers Aren’t Waiting Either

Down in Southwest Florida, the story is the same. Naples months-of-supply has fallen from 10.6 to 7.1 as pending sales climbed 30.6% year-to-date — and new listings are still running 11–12% behind last year’s pace.

Translation: buyers have fewer choices heading into fall, not more.

The top of the market hasn’t slowed down to notice. May alone saw two closings at $15.9 million, one a waterfront estate in Port Royal, the other new construction in Olde Naples. Under $1.5M, inventory is down nearly 30% year-over-year. Above $5M, buyers still have room to be deliberate — but that window is narrowing there too.
