Naples Inventory Just Dropped 21%. Months of Supply Got Cut By A Third.

For the past two summers, Naples buyers had the run of the place — pick a neighborhood, take your time, negotiate hard. That’s not where the market sits anymore.

According to the Naples Area Board of REALTORS’ July 2026 report, active inventory across Naples fell to 4,415 properties, down from 5,586 a year ago. Months of supply — the clearest read on who holds the leverage — dropped from 8.7 to 5.8. That’s a third of the cushion gone in
twelve months.

THE NUMBERS

  • Median closed price: $590,000, up 2.6% year-over-year
  • Single-family homes: $745,000 median, up 12.9% year-over-year
  • Condos: $400,000 median, down 4.8% year-over-year
  • Closed sales: 733, up 14.5% year-over-year
  • Days on market: 108, up slightly from 101 a year ago
  • Luxury: 10 sales above $10 million in July, three of them above $20 million

TWO VERY DIFFERENT MARKETS UNDER ONE NUMBER

Single-family and condo buyers are living in opposite realities right now. Single-family inventory is down 20.3% and prices are up nearly 13% — sellers with a house to list are in the driver’s seat. Condos tell a different story: inventory down 21.6%, but median price actually slipped 4.8%. Fewer units on the market, and buyers are still finding room to negotiate.

That split is the real story for anyone watching Naples from the outside. It isn’t one market moving in one direction — it’s two markets tightening at different speeds.

WHAT IT MEANS RIGHT NOW

Sellers holding single-family homes, particularly in the price bands where inventory has thinned out most, are seeing faster offers and less room to negotiate than they did a year ago. Buyers still have an opening in condos, where price hasn’t caught up to the drop in supply — for now.

Days on market ticked up slightly to 108, so this isn’t a market moving at 2021 speed. It’s tightening, not sprinting.
